Homeowner guide · Holly Springs

What should I do for my deck in each season?

For Holly Springs homeowners with an aging builder-grade deck, the seasonal checklist below covers cleaning, sealing, fastener checks and frame inspection, so each task lands at the time of year it helps most.

Holly Springs

Spring: deep clean and a full walk-around

Once the worst of the pollen has settled, give the deck a proper cleaning. Sweep first, then scrub with a soft brush and a mild deck cleaner and rinse with a garden hose. If you prefer a pressure washer, keep the pressure low and the wand moving; aggressive washing raises the grain and can leave softwood boards rough enough to splinter.

After the cleaning, walk the deck from top to bottom. Grab each railing post and give it a firm push. Step on every stair tread and listen for creaks. Look closely at the ledger, the board where the deck attaches to the house, for dark streaks, soft wood or missing flashing. Builder decks often used fasteners and hardware that have rusted by now, so check joist hangers and post connections from underneath too. Spring is the time to fix what you find, before cookouts and kids put the deck to work.

Holly Springs

Summer: heat, thunderstorms and finish checks

Summer sun bakes open decks, and afternoon storms soak them. Both wear down stain and sealer. A quick water test tells you where you stand: sprinkle a little water on a few boards in the sunniest and shadiest spots. Beading means the finish is still protecting the wood. Water that darkens the board and soaks in means it is time to clean and recoat when the weather allows.

After a heavy storm, notice where water goes. Downspouts that empty next to deck posts, gutters that overflow onto the boards and low spots under the deck that stay muddy all shorten the life of the frame. In backyards that run down to a creek or wooded buffer, runoff can also move soil away from footings over time. Redirecting a downspout or regrading a small area is far easier than replacing posts later.

Fall: keep leaves from settling in

Neighborhoods with mature trees or wooded buffers get a heavy leaf drop, and a deck acts like a tray that collects it. Wet leaves left for days stain the wood and keep it damp, which is how mildew and soft spots start. Clear the deck every week or so while the trees are dropping, and use a thin putty knife to pull debris out of the gaps between boards so water can drain.

Mild, dry days in early fall are often a good window for staining, since the wood is dry from summer and the sun is less intense. Before the first cold snap, clean the gutters over the deck, move planters off the boards so the wood underneath can dry, and store cushions so they do not trap moisture all winter.

Holly Springs

Winter: freezes, ice and a look underneath

Freezes and ice are occasional here rather than constant, but they still matter. Avoid rock salt on a wood deck because it can damage the finish and corrode fasteners; sand provides grip without the harm. Clear snow with a plastic shovel or broom, and leave thin ice alone rather than chipping at it with a metal tool.

Winter is also the clearest time to inspect the frame. With leaves off the trees and the yard quiet, look under the deck for joists that sag, posts that lean and hardware streaked with rust. Write down what you see and plan any repairs for spring.

Holly Springs specifics and when to bring in help

Whether you live in a big planned community like Harmony on the Lakes, on a street near downtown Holly Springs or on a larger lot off Hickory Road, two things shape deck care most: the age of the original deck and how much shade and water the backyard sees. If you are planning to replace or expand a deck, check with your HOA about exterior changes, and confirm with the city or Cherokee County which office covers your address. Some lots back up to creeks where waterway buffer rules can limit where a structure may go, so ask about your specific parcel before you settle on a size.

When your seasonal checks turn up loose rails, soft boards, shaky stairs or rot near the house, B&T can repair, replace or rebuild the deck. Breno visits in person, looks at the deck with you and gives you a free written estimate. We also work in nearby Canton, Woodstock and Ball Ground.

Straight answers

Holly Springs homeowner questions

Is the original builder deck on my Holly Springs house worth keeping?

Often it is, if the frame is sound. Whether you live in Harmony on the Lakes or near Holly Springs Parkway, many builder decks need new hardware, a few boards and a fresh finish rather than a full rebuild. A close look at the ledger, posts and joists tells you which way to go.

How can I tell if my deck stain is worn out?

Sprinkle water on the boards. If it beads, the finish is still working. If it soaks in and darkens the wood, plan to clean and recoat.

What should I check after a big summer thunderstorm?

Look for downspouts or gutters dumping water onto the deck or next to posts, puddles that sit under the deck, and soil washing away from footings.

Do pressure washers damage deck boards?

They can. High pressure tears up the soft surface of the wood. A brush, mild cleaner and garden hose are safer, or keep a pressure washer on a low setting with the wand moving.

How do I keep fall leaves from staining my deck?

Clear the deck about once a week while trees are dropping, and pull packed debris out of the gaps between boards so water can drain freely.

Should I move planters and rugs off the deck for winter?

Yes. Anything that sits on the boards traps moisture underneath, which leads to stains and soft spots. Let the wood breathe through the wet months.

Who reviews exterior changes like a new deck color in my subdivision?

Many neighborhoods review exterior changes, but rules vary by community. Check with your HOA before you choose materials or colors.

Can B&T fix my deck instead of tearing it down?

Often, yes. We repair and replace boards, railings, stairs and framing, and rebuild only when that makes more sense. Breno visits in person and leaves a free written estimate.
