How should I prepare for a deck estimate visit?

On a Milton property, walking the grounds beforehand and deciding where you want shade, seating and views makes the estimate visit far more productive for everyone and for the final written plan.

Milton

Gather photos and any old paperwork

Take clear pictures of the current deck or the part of the yard where you want one. Shoot it from a few angles, including how the space connects to the back door, where the ground drops away and where the big trees stand. Photos sent ahead of time help us understand the site before we arrive and make the visit itself more focused.

If you have a survey, a plat or the original plans for the house or an older deck, set them out as well. On the larger, rolling lots common around Crabapple, the Birmingham area and Deerfield, a survey shows property lines, easements and creeks that are hard to judge by eye. Paperwork like that does not have to be perfect; any of it helps.

Write down how you want to use the space

Make a short list of what the deck, porch, railing or stairs need to do. Is it for grilling, quiet mornings, big family gatherings or a safer way down to the yard? Note any must-haves, such as room for a table, a wider stair, a spot that catches shade in the afternoon or a view you want to keep open.

Also note what bothers you about the current setup. A railing that blocks the view, stairs that feel steep, boards that stay wet or a deck that is simply too small for the way you live are all useful details. The more specific the list, the closer the written estimate will be to what you actually want.

How it works

Five steps. No surprises.

  1. Call, text, or send the form

Tell us what is going on: a new deck, a repair, or “not sure yet.” We reply the same day.

  2. Free on-site visit

Breno looks at the deck or the yard himself, measures, and goes over your options with you.

  3. Written estimate

Scope, materials and price come in writing, so you know the plan before anything starts.

  4. Schedule and permits

We agree on a start date and confirm any city, county or HOA requirement for your address first.

  5. Build and final walk-through

Breno is on the job, and we go over the finished work with you before we call it done.

Have HOA and review details on hand

Many Milton neighborhoods have an HOA or an architectural review committee, and some larger estate lots carry their own covenants. If yours does, have the name of the association and the contact for the review committee ready, along with any guidelines you have been sent about materials, colors or placement.

Rules differ from one community and one address to the next, so confirm requirements directly with your association and with the city before work starts. Tree, buffer and setback rules can also shape where a deck may go on a wooded lot. Knowing early whether a review is needed lets everyone plan around it instead of being surprised later.

Clear the way to the work area

Make sure Breno can walk the full area that the project will touch. Unlock gates, move patio furniture and grills off the deck if you can, and put pets inside. If part of the yard is steep, overgrown or soft after rain, mention it so it can be looked at with care.

Think about how materials would reach the back yard, too. On long driveways off roads like Hopewell Road or Birmingham Highway, access can be easy at the front and tight around the side of the house. Pointing out narrow paths, low branches, septic areas or sprinkler lines during the visit helps the plan account for them.

What the free written estimate covers

After the visit, you receive a free written estimate in plain language. It describes the scope of work we would do, whether that is building a new deck, repairing or replacing boards, railings and stairs, or restoring an older structure, along with the materials and the layout discussed on site.

Read it with your wish list in hand. If something you care about is missing or you want to compare a repair against a full replacement, ask. A good estimate leaves you knowing exactly what is included and what is not, so you can decide with confidence and without pressure.

Straight answers

Milton homeowner questions

How long does a deck estimate visit take?

It depends on the size of the project and how many questions you have. Breno walks the property, looks at the existing deck or site, takes notes and talks through options, so plan on giving the visit your full attention for a while.

Do I need to be home during the estimate visit?

Yes, it is much better if you or someone who knows the property is there. That way questions about your goals, access, trees and any HOA review can be answered on the spot.

Can the estimate cover repairs instead of a full rebuild?

Yes. We give free written estimates for deck repairs, replacements and restorations. If repair makes sense for your deck, the estimate says so, and if replacement is the wiser choice, it explains why.

Do I need a finished design before the visit?

No. A rough idea of size, shape and how you want to use the space is enough to start. The visit is where those ideas get matched to the lot and turned into a practical plan.

Should I mention staining or sealing during the visit?

Yes, bring it up. Whether you want a fresh finish on an existing deck or a plan for a new one, talking about it early means it can be included in the written estimate.

How do trees on a Milton lot affect a deck plan?

Mature trees, their roots and nearby buffers can limit where footings and the deck itself can go. Tree rules depend on your address, so confirm with the city before any tree is removed or work begins nearby.

What if my yard slopes steeply away from the house?

Slopes are common on rolling Milton lots. During the visit, Breno looks at the grade and talks through options like a taller frame, a stepped layout or a landing on the stairs.

When should I schedule an estimate for a spring project?

Earlier is easier. Reaching out in late winter leaves time for the estimate, any HOA or permit review and material planning before the weather warms up.

What should I do with the estimate once I have it?

Compare it against your wish list, note anything unclear and ask questions. It should tell you exactly what work is included before you decide anything.
