Deck Staining and Sealing in Garden Hills, BuckheadBuckhead · Fulton County

Buckhead: Garden Hills is one of the Buckhead neighborhoods where early-twentieth-century houses, mid-century homes and new construction share the same streets. A deck behind any of them should look like it belongs, and it should be protected from the shade, moisture and leaf litter that come with a wooded lot. That is the work we do. Owner-operated, with a free written estimate.

Buckhead
A finish that respects the house in front of it
On an older home, a bright orange deck can look bolted on. On a newer build, a faded gray one can make the whole back of the house look neglected. Refinishing is a chance to tie the deck back to the trim, brick, siding or stone of the home, so the outdoor space reads as part of the architecture instead of an afterthought.
We bring stain samples to the site and look at them against your house in real light, both in shade and where the sun lands. Some homeowners want the warmth of visible grain; others prefer a deeper, more uniform tone that hides older repairs. Either way, the color decision is made on your deck, not from a small chip in a store.
Buckhead
Raised decks on sloped Buckhead lots
Buckhead is rolling, wooded and hilly, and many established lots have back yards that fall away from the house. That often means an elevated deck with tall posts, long stair runs and railings that sit well above the ground. Those parts are harder to reach and are often skipped in a quick refinish, even though they weather just as hard as the floor.
We plan access for the whole structure, including stair stringers, railing balusters and the outer faces of rim boards. Those exposed edges take driving rain and are where a finish usually fails first. Coating them properly is what keeps an elevated deck looking even from the yard below, not just from the kitchen door.

Getting the old coating off the right way
Older decks often carry a few generations of finish: a clear sealer from one owner, a semi-transparent from the next, and sometimes a solid stain over all of it. Layered coatings like that rarely wear evenly. Before adding color, we figure out what is on the wood and whether it can be cleaned and recoated or needs to be stripped back.
Stripping, washing and brightening open the grain so new stain can soak in evenly. The wood then needs to dry completely before anything is applied. We protect plantings, patios and siding throughout, which matters on established lots where the landscaping around a deck has been growing for a long time.
Buckhead
Mature trees, leaf litter and mildew
Garden Hills and the surrounding streets have the kind of mature canopy that keeps a deck cool but also keeps it damp. Leaves and seed pods collect between boards and along the house, holding moisture and staining the wood. Shaded corners can grow mildew that returns quickly if the finish is not suited to the conditions.
For decks under heavy cover, we usually recommend a thorough cleaning, clearing the board gaps, and a penetrating stain with mildew resistance rather than a thick surface film. The goal is wood that sheds water and dries out between rains, which protects both the finish and the boards underneath.
Buckhead
Review rules and historic districts
Buckhead includes historic districts where exterior work can be reviewed under preservation rules, and many neighborhoods have civic associations, HOAs or review boards. A change in deck color may or may not fall under review depending on the address. It is worth asking before choosing a dramatic new tone.
We ask about any association or district at the start so the color decision does not have to be revisited later. The City of Atlanta handles permitting for Buckhead, and a refinish is different from a rebuild, but if staining turns up structural repairs, we tell you what we find for your address.

How a staining project with us works
Breno visits personally to see the deck, the trees around it and the finish it carries now. Our Free Deck Health Check gives you written notes on the condition of the existing deck, so you know whether anything structural should be handled before stain goes on. You then receive a free written estimate covering prep, any board replacement and the finish.
Work is scheduled around dry weather, since stain needs dry wood and the right conditions to cure. We stand behind our finished work for a full year. Besides Garden Hills, we refinish decks in Tuxedo Park, Peachtree Heights and North Buckhead, and in nearby Brookhaven, Sandy Springs and Dunwoody.
Straight answers
Buckhead homeowner questions
Our Garden Hills home is older. Is there a stain color that suits that style?
Deeper, more natural browns and muted tones usually sit well with older homes, but the right choice depends on your trim, brick or siding. We test samples on your deck so you can see them in context.
Can you refinish the stairs and railings on a deck that sits high above the yard?
Yes. Stairs, balusters and rim boards on elevated decks are part of the job. We plan safe access so the whole structure gets the same prep and finish, not just the floor.
There are several layers of old finish on our deck. What happens to them?
We test how the old coatings behave. Sound penetrating finishes can sometimes be cleaned and recoated, but peeling or layered films usually need stripping so the new stain bonds to clean wood.
Will a new stain color need approval in a Buckhead historic district?
It depends on your address and the district. Some exterior changes are reviewed and some are not, so confirm with the district or your association before choosing a new color.
Leaves pile up between our boards every fall. Does that hurt the finish?
Yes. Trapped leaves hold moisture and stain the wood. We clear the gaps during prep, and keeping them clear afterward helps the new finish last much longer.
Is a clear sealer enough for a deck under heavy shade?
A clear sealer protects against water but offers little sun protection and can wear quickly. Under heavy shade, a penetrating stain with mildew resistance is often the more durable choice.
Do you refinish decks near West Paces Ferry Road and Chastain Park?
Yes. We work throughout Buckhead, including homes near West Paces Ferry Road, Peachtree Road, Piedmont Road and around Chastain Park.
What if you find soft wood while cleaning the deck?
We stop and show you before staining. Soft boards are replaced so they can be prepped with the rest. If the soft wood is in the framing, we explain the repair options first.
How often will a stained deck in a shaded yard need attention?
It depends on the sun, shade and traffic it gets. Watch for water that no longer beads and areas that turn gray. A gentle cleaning and maintenance coat at that point is easier than a full strip later.
