What happens from the first visit to a finished new deck?

A Kennesaw deck build is easier to live with once you understand how the stages connect, from the first look at your yard through construction and the final inspection together.

Kennesaw

What does the first visit with Breno involve

Breno visits your home in person to see your yard and talk about your ideas for a new deck. He listens to how you want to use the space and checks the lay of the land. This visit is always free and comes with a written estimate that outlines the work we propose. He takes note of any slopes or trees that might affect the build. You get a chance to ask questions and see if we are a good fit for your project.

Kennesaw

When do we provide a written scope

After the visit we put together a clear written scope that details the materials and work we will do. This document is given to you for review before any work begins. It covers everything from footings to finish so there are no surprises later. The scope helps you understand exactly what is included in the project. We adjust it only if you request changes or if we discover something unexpected during prep.

How it works

Five steps. No surprises.

  1. Call, text, or send the form

Tell us what is going on: a new deck, a repair, or “not sure yet.” We reply the same day.

  2. Free on-site visit

Breno looks at the deck or the yard himself, measures, and goes over your options with you.

  3. Written estimate

Scope, materials and price come in writing, so you know the plan before anything starts.

  4. Schedule and permits

We agree on a start date and confirm any city, county or HOA requirement for your address first.

  5. Build and final walk-through

Breno is on the job, and we go over the finished work with you before we call it done.

Kennesaw

How are permits and HOA approvals handled

We help you figure out whether your address falls under the City of Kennesaw or Cobb County for building permits. Applications are filed online with the correct department based on your location. If your home is in a neighborhood with an HOA we let you know that approval may be needed before we start. You tell us which subdivision you are in so we can check if their review step applies. We never assume what any rule requires—we tell you to confirm with the proper authority.

Kennesaw

What happens with footings and frame

We start by digging footings to the depth needed for solid support especially on sloped lots common in the Kennesaw Mountain area. The frame is built to handle the height and load of your deck design. We use pressure treated lumber for the structure to resist moisture and decay. Each connection is checked for strength and alignment before we move on. This step makes sure the deck will stand firm for years to come.

Kennesaw

How is the decking installed

Once the frame is ready we lay the decking boards across the joists with proper spacing for drainage and expansion. We work carefully to keep the rows straight and the surface even. The boards are fastened securely to prevent shifting or squeaking over time. You can choose from different wood or composite options based on your preference and maintenance goals. We clean the surface as we go to keep the work area tidy.

Kennesaw

What goes into rails and stairs

Rails are built to meet safety standards and match the style of your deck and home. We install posts balusters and caps with attention to alignment and finish. Stairs are cut to fit the height from the ground to the deck surface with consistent tread and riser heights. Each step is checked for level and stability before use. We sand and prepare all wood surfaces so they are ready for staining or sealing if desired.

Kennesaw

What is the final walk-through like

Before we consider the job complete we do a final walk-through with you to review every part of the deck. We check the frame decking rails stairs and any trim work for quality and finish. You get to walk the surface test the rails and ask any last questions. We address any small touch-ups needed at that time. Once you approve we clean up the site and remove all debris.

Straight answers

Kennesaw homeowner questions

Does Breno come to my home in Legacy Park for the free estimate

Yes Breno visits in person for every free written estimate whether you live in Legacy Park or another part of Kennesaw. He walks your yard discusses your goals and measures the space. This visit helps us give you an accurate scope for your new deck or repair.

How do I know if I need a permit from Cobb County or the City of Kennesaw

We help you determine whether your address is inside the city limits or in Cobb County based on your exact location. Permits are filed online with the correct department. You should confirm with the proper office if you are unsure which applies to your property.

What if my HOA in Pinetree Country Club requires approval before building

Let us know you are in Pinetree Country Club so we can alert you to any HOA review step that may be needed. We do not speak for the association but we will remind you to check with them before we begin work. Approval timing depends on their process.

Are decks in hilly areas like near Kennesaw Mountain built differently

Yes lots around Kennesaw Mountain often slope or sit above ground so decks there frequently need taller framing and deeper footings. We assess the grade and tree cover during the first visit to plan the structure accordingly. This helps ensure the deck is stable and level.

What is the Free Deck Health Check and when is it offered

The Free Deck Health Check is a walk-around of an existing deck with written notes on its condition. We offer it for decks porches or stairs when you are thinking about repair or replacement. It gives you a clear picture of what needs attention.

How long does B&T stand behind the work after the deck is finished

We stand behind our work for a full year after completion. This one-year workmanship coverage means we will return to fix any issue related to our installation. It does not cover weather damage or lack of maintenance by the homeowner.

Can I use the deck right after the final walk-through

Yes once you approve the final walk-through and we have cleaned up the site the deck is ready for use. We recommend waiting twenty four hours if stain or sealant was just applied to allow proper curing. Normal use can begin after that.

Do you work on decks in neighborhoods near Acworth or Woodstock

Yes we serve homeowners in the Kennesaw area including those near Acworth East Cobb and Woodstock. If your home is in Cobb County and close to these neighboring cities we can still help. Breno will visit in person to assess your property wherever you are located. To talk it through, text or call Breno at 470-863-3707.
