Homeowner guide · Acworth

Why is my deck always damp, slick or soft?

We walk Acworth homeowners through what is only cosmetic and what means a real repair.

Acworth

Shade keeps the boards wet long after the rain

Wood dries from the surface, and it needs sun and moving air to do it. Acworth is a wooded suburban city, so plenty of decks sit under oaks and pines that block the morning light. Around Lake Acworth the air also stays humid, which slows drying even more. A shaded deck can stay damp for days after one storm.

That constant dampness is what grows the green film that makes boards feel slick. The film itself is mostly a surface problem. It looks bad and it is a slip hazard, but it does not mean the wood is failing. The real question is whether the moisture is sitting there long enough to start softening the board underneath.

Acworth

Leaf debris is a bigger problem than it looks

Leaves and pine needles pack into the gaps between boards and hold water like a sponge. Once that debris sits for a season, it keeps the board edges wet from the sides, where you cannot see. Homes near Cobb Parkway and homes on quiet wooded streets deal with the same thing: trees drop what they drop.

Sweeping the top of the deck is not enough. Debris also collects on the joists below, along the tops of beams, and in the corners. Wet organic matter against framing is a common place for rot to begin.

How it works

Five steps. No surprises.

Breno looks at the deck or the yard himself, measures, and goes over your options with you.

  3. Written estimate

Scope, materials and price come in writing, so you know the plan before anything starts.

  4. Schedule and permits

We agree on a start date and confirm any city, county or HOA requirement for your address first.

  5. Build and final walk-through

Breno is on the job, and we go over the finished work with you before we call it done.

Poor drainage and airflow underneath the deck

Look under the deck after a rain. If the ground is muddy, pooling, or sloping toward the footings, the whole structure is breathing damp air all day. Wood above a wet crawl space never gets a chance to dry from below, so the underside of the boards stays wetter than the top.

Acworth lots can include stream buffers and regulated tree areas, which can limit how much grading or digging is allowed. Because of that, we check the lot before suggesting any drainage change. Sometimes a simple fix like better airflow or redirecting a downspout helps. Sometimes the framing needs to change instead.

Acworth

Trapped water at board ends and where the deck meets the house

Water gets in at the weak points. Board ends are the first one: the cut end grain drinks water like a straw, and if the ends sit tight against a rim board or a rail post, the water has nowhere to leave. Fasteners that are loose or rusting also let water follow them down into the wood.

The second weak point is where the deck meets the house. If flashing is missing or poorly done, water runs behind the connection and stays there. That joint holds the deck to the house, so it is not a place to guess. Soft wood or stains along that line are worth a closer look right away.

What is cosmetic and what means repair

Cosmetic problems include green film, gray weathering, mild surface mildew, and minor cupping that does not move when you step on it. Cleaning, drying out the trouble spots, and a fresh coat of stain often handle these. Slick boards that feel solid underneath are usually in this group.

Repair is the next step when a screwdriver sinks into the wood, boards crumble at the ends, stairs feel spongy, or the connection at the house is soft or stained. Whether a repair needs a permit depends on your address, so confirm with the City of Acworth building department. If you have an HOA, check with the association too. We help sort that out before scheduling.

Straight answers

Acworth homeowner questions

Is the green film on my deck boards a structural problem?

Usually it is a surface issue. The film grows where boards stay damp and shaded, and it makes the deck slippery. Cleaning helps, but if the film keeps returning, something is holding moisture. Breno can look at shade, debris and drainage to find the cause rather than just scrubbing it away.

How can I tell if a soft board is only surface wear or deep rot?

Press a screwdriver into the board in a few spots. Surface wear stays firm below a thin layer. Rot lets the tip sink easily and the wood may come away in crumbs. Check the underside and the board ends too, since rot often starts where you cannot see it.

Do leaves under and between the boards really matter?

Yes, they can. Debris holds water against the wood and blocks airflow, which keeps boards and framing wet for long stretches. Clearing gaps and the tops of joists on a regular schedule slows rot. Homes near Lake Acworth or under heavy tree cover tend to need this more often.

Why does the area where the deck meets my house feel soft?

Water often gets behind that connection when flashing is missing or has failed. The wood stays wet and weakens over time. Because that joint carries load, we would not guess. Have someone look at it in person before anyone walks or builds on that section of the deck.

Can I just pressure wash and restain to fix a damp deck?

That works for cosmetic problems, but it will not fix trapped water. If boards are wet because of shade, debris or drainage underneath, the dampness comes back. Rotted wood also cannot be saved by stain. We check the structure first, then recommend cleaning and staining only where it makes sense.

Does water pooling on my boards cause damage?

Standing water can, especially if it sits in the same spot after every rain. It soaks board ends, swells the wood, and encourages rot and mildew. Look at whether the boards are uneven, cupped or sloping the wrong way. Fixing the low spot or replacing the board often solves it.

Will I need a permit to repair or replace my deck in Acworth?

It depends on your address and the scope of work. The City of Acworth building department reviews decks and most deck repairs, so confirm with them. If your neighborhood has an HOA, ask the association about review. We confirm what applies before any work is scheduled.

What happens when I ask B&T Properties to look at my damp deck?

Breno visits in person, checks the boards, the framing, the area under the deck and the connection at the house, then explains what is cosmetic and what needs repair. We give a free written estimate.
