Homeowner guide · Holly Springs

Is it rot, termites or carpenter bees chewing my deck?

Before you call anyone about a damaged deck in Holly Springs, a slow walk around the structure with a probe in hand can show whether the culprit is moisture or something living in the wood.

Holly Springs

Start with the surface clues

Rot usually shows up as dark, spongy or crumbly wood that gives way when you press it with a screwdriver. It tends to appear where water sits: board ends, the tops of posts, the area around screws and anywhere leaves pile up. Rotted wood often has cracks running across the grain in a blocky pattern, and in wet weather it may look darker than the boards around it.

Carpenter bees leave clean, perfectly round holes, often on the underside of rails, fascia boards and stair stringers, with coarse sawdust below and yellowish stains from their droppings. Termites work differently: they stay hidden inside the wood, so the surface can look fine while the inside is hollow. Thin mud tubes running up a post or foundation, or wood that sounds dull and papery when tapped, are the warning signs to watch for.

Why the frame and ledger matter most

Damaged deck boards are annoying, but damaged framing is a safety issue. The ledger, where the deck attaches to the house, carries a large share of the load and is often hidden behind trim or siding. Water that gets trapped there can rot the ledger and the house rim behind it without any sign on top. Posts are the other weak point, especially where they meet the ground or sit on concrete that stays wet.

If you find soft wood, check whether it is only in a board or whether it reaches a joist, beam or post. A board can be swapped quickly, while a soft joist or post needs a closer look before anyone stands on that part of the deck. When we repair a deck, Breno checks the ledger and the frame first, because a solid frame makes every other fix simpler.

What to photograph before you call

Good photos help Breno understand the problem before he arrives. Take a wide shot of the whole deck, then close-ups of every suspicious spot from a couple of angles. Include any holes, sawdust piles, mud tubes, dark or soft areas and the spot where the deck meets the house. If you can safely reach under the deck, photograph the joists and post bases too, since that is where moisture lingers.

Put a coin or a pen next to holes and soft spots so the size is clear. Note whether the damage is near a downspout, a sprinkler head or a spot where leaves collect. Those details point to the source of the water or the insects, which matters as much as the repair itself. Avoid spraying or patching anything before the visit, because that can hide the signs that tell rot and insects apart.

Holly Springs

Why the setting in Holly Springs matters

Many homes here were built from the early part of this century onward, so a lot of original builder decks are now at the age when hidden problems start to show. Large subdivisions such as Harmony on the Lakes include plenty of lots that back up to creeks or wooded buffers, where shade and damp air keep wood wet longer. That setting favors rot and gives insects an easy place to start.

The same pattern turns up on wooded lots off Hickory Road and Toonigh Road and on the streets near Holly Springs Parkway, and neighbors in Canton and Woodstock see it across Cherokee County too. Some decks have also been repaired piecemeal over time, with newer boards sitting on an older frame that never got a close look. The point is not that every deck has a problem, but that a deck near trees and water deserves a careful look at least once a season.

When to call B&T Properties

If you find soft wood in the frame, a post that moves, a rail that wobbles or mud tubes anywhere on the structure, it is time to have someone look. Keep people off any area that feels spongy until it has been checked. Carpenter bee holes on their own are usually less urgent, but many of them in the same rail or stringer can weaken it over time.

Breno visits in person, checks the boards, frame, rails and stairs, and explains what he finds in plain terms. You get a free written estimate for what we would repair, replace or restore. If he sees signs of active termites, he will tell you so you can contact a pest professional before or alongside the carpentry work, since we repair the wood, not the infestation.

Straight answers

Holly Springs homeowner questions

What does termite damage look like on a pressure-treated deck?

Termites eat wood from the inside, so the surface may look normal while the inside is hollow. Look for thin mud tubes on posts or the foundation, wood that sounds dull when tapped, and layered, honeycomb-like galleries when a damaged piece breaks open.

Can carpenter bees weaken my deck rails and stairs?

Carpenter bees bore tunnels to nest rather than eating the wood. One or two holes are mostly cosmetic, but many tunnels in the same rail or stringer, used again season after season, can weaken it. Woodpeckers chasing the larvae can make the damage worse.

Is dry rot really dry in the Georgia climate?

No. The fungi that cause rot need wet wood to grow. What people call dry rot is usually wood that rotted while wet and then dried out. In Holly Springs, the real cause is almost always moisture trapped by shade, leaves, poor drainage or missing flashing.

How can I tell a bee hole from an old screw hole?

Bee holes are perfectly round with smooth walls, often on the underside of a board, and frequently have sawdust or yellow stains below. Old screw holes are smaller, may show thread marks or rust stains, and usually sit in a line where boards cross joists.

Should I treat or patch the wood before Breno comes out?

It is better to leave it as it is. Sprays, filler or fresh stain can hide the signs that help tell rot from insect damage. Take photos, keep people off any soft areas, and let Breno see the deck in its current condition.

When during the year is deck damage easiest to spot?

Carpenter bees are most active in spring, so new holes and sawdust appear then. Termite swarms are also common in spring. Rot is easiest to see after a long wet stretch, when soft wood stays darker than the sound boards around it.

Will a fresh coat of stain stop rot and insects?

A good finish slows water from soaking into the boards, which helps against rot, but it will not stop termites and only slightly discourages bees. Good drainage, airflow under the deck and keeping wood off wet soil matter more than any coating.

How hard should I press when I probe the wood with a screwdriver?

Press firmly with the tip, but do not dig. Sound wood resists and leaves a small dent. Rotted wood lets the tip sink in easily and comes up in short, soft pieces. Stop as soon as you feel that, and do not stand on that spot until it is checked.
