How does my lot and slope change a deck repair?
Marietta sits on rolling, wooded ground, so many yards tilt away from the back door. Whether you live a short walk from Kennesaw House or out past The Big Chicken, the ground under your deck is rarely level. A slope changes how tall the posts run, how the footings carry load, and how water moves beneath the boards. When we repair a deck on a sloped lot, we look at the structure first and the surface second.
A tall deck on a hillside can shift over time, and the signs are easy to miss from above. Posts may lean, braces may loosen, and stair stringers may pull away from the landing. A repair that only swaps worn boards can hide those problems for a season. We would rather find them at the visit, explain them plainly, and let you decide what the repair should cover.

How do shade, sun and falling leaves wear on a deck here?
Marietta has plenty of mature trees, and trees mean shade, damp and leaves. A deck that stays shaded much of the day tends to stay wet longer, which can invite mildew, slick surfaces and softening wood. Leaves that settle between boards hold moisture against the framing. Homeowners on tree-lined streets near the Square often see this first at the board gaps and along the lowest rail posts.
Sun does its own damage. A deck that gets full afternoon sun can dry out, gray, and crack along the grain, and the finish can fade or peel faster than you expect. Many Marietta decks get both shade and sun in different corners, so wear can look uneven. We read that pattern at the visit, because it tells us where moisture is getting in and which parts of the deck need attention first.

Should I repair my deck or replace it?
The honest answer depends on the frame, not the surface. Worn boards, loose screws, a wobbly rail or a damaged stair tread are often good candidates for repair. If the posts, beams and joists are sound, a careful repair can give an older deck many more seasons. Original wood decks on older in-town homes are often worth saving when the structure underneath is still solid.
Replacement makes more sense when rot has spread into the framing, when the footings have settled, or when the deck pulls away from the house. We will tell you which way we lean and why, and we will not push a full rebuild if repair will do the job. If part of the deck is sound and part is not, we can often repair one section and replace another, and the written estimate will show that split.

What does Breno check at the visit, and what should I have ready?
Breno visits in person, because a deck cannot be judged from a photo. He looks at the footings, posts, beams and joists, how the deck attaches to the house, the stairs and rails, and the condition of the boards. He also checks the ground around and under the deck for drainage problems, and he notes where trees overhang. It usually takes less time than people expect, and you are welcome to walk along with him.
To make the visit useful, have a few things ready. Clear furniture and planters from the deck if you can, and make sure we can reach the area underneath. Jot down where you have noticed soft spots, squeaks or leaks. If you know of past repairs, tell us. If your neighborhood has an association, bring any exterior rules you have, and we will also confirm the right permit office for your address.

What should a free written estimate spell out?
A good estimate should read like a plan you can follow. It should name each repair in plain words: which boards, posts, rails or stairs are being fixed or replaced, and what materials will be used. It should say what is not included, so there are no surprises. It should also describe how we will handle any hidden damage we find once old boards come up, and how we will talk with you before anything changes.
Because we are owner-operated, the person who writes the estimate is the person who visited your deck. The estimate should also say what we found about your parcel. Permit rules and setbacks depend on your exact address, and homes near the Square may have extra review, so we check with the City of Marietta or Cobb County as needed. If an association is involved, tell us early so approvals fit your timeline.

Marietta homeowner questions
Can you repair only the surface boards and leave the frame alone?
Sometimes, yes. If the posts, beams and joists check out sound at the visit, replacing worn boards can be a sensible repair. If we find soft framing or loose connections, we will show you and explain why the surface alone would not hold up. You decide what goes in the estimate.
How do I know whether the connection to my house is a problem?
Warning signs include a gap between the deck and the wall, stains or soft siding near the connection, and a deck that moves when you walk on it. These can mean trouble, so please do not lean on the rail to test it. Breno inspects that connection closely at every repair visit.
Is a soft spot near the stairs a quick fix?
It can be, but stairs deserve a careful look. A soft tread may be just a worn board, or water may have damaged the stringer beneath it. We check the supports and the landing before deciding. Stairs carry real weight every day, so we explain what we find in plain terms.
Will my deck need staining after the repair?
New boards usually look different from older, weathered ones, so staining is often worth discussing. Fresh wood and old wood can take a finish differently, and shaded corners may need more care than sunny ones. We can add staining to the written estimate, or leave it out if you prefer to handle it.
Do I need to move my plants and furniture before the visit?
Clearing the deck helps, but you do not need to empty your whole yard. Move furniture, grills and planters so we can see the boards and rails, and make sure we can get to the space underneath. If something is too heavy to move, just tell us and we will work around it.
Will repair work disturb the trees around my deck?
We try to work carefully around mature trees, since they are part of what makes Marietta lots appealing. Access to posts and footings sometimes means digging or moving things nearby, and we talk that through with you at the visit. If a branch is dropping leaves and moisture on the deck, we will mention it.
Who confirms the permit for a deck repair at my address?
It depends on the address. Homes inside Marietta city limits go through the City of Marietta, while nearby unincorporated addresses go through Cobb County. We confirm which applies with you before work is scheduled. You should also check with the city, county or your association about anything specific to your property.
Do you also repair decks in Kennesaw, Acworth or East Cobb?
Yes. We serve north Atlanta, including Kennesaw, Acworth and East Cobb, along with Marietta. Whether your home is near Cobb Parkway, South Marietta Parkway or somewhere in between, Breno will visit in person and give you a free written estimate. The history of the Marietta History Center area does not change how we inspect your deck.
