Reading what your current finish is telling you
Before choosing a new stain, it helps to understand why the old one wore out. Peeling and flaking usually mean a film-forming product was applied too heavily or over wood that was not clean and dry. Gray, fuzzy boards mean the finish has worn away and the sun has broken down the surface fibers. Dark spots and green patches point to moisture, shade and mildew.
Each of those calls for a different starting point. A deck with heavy peeling may need stripping. A gray deck may only need cleaning, brightening and a light sanding. A mildewed deck needs a thorough wash and a finish with good mildew resistance. We look closely at the boards, rails and stairs before recommending anything.

Color choices and community design review
Several Johns Creek communities, including country-club neighborhoods, have design review for exterior changes, and some keep a list of approved stain colors. If yours does, the color you pick may need sign-off before the work starts. Check with your HOA early, and we can bring product names and sample boards to make the request simple.
Even without a formal list, the right color depends on the house. Warm browns tend to suit brick and stone, while grays and natural cedar tones can look better against painted siding. We apply test patches on your actual deck so you can see the color in your real light before committing.

The prep steps that make stain last
A good finish starts with clean, open wood. We wash the deck to remove dirt, mildew and loose gray fibers, strip failing coatings where needed, and use a brightener to balance the wood after cleaning. Rough or raised areas get sanded, especially on handrails and stair treads where hands and bare feet make contact.
The wood also has to dry properly before stain goes on. Applying a finish to damp wood traps moisture and leads to early peeling. We plan the work around the weather and the drying time your deck needs, rather than rushing to stain the same day it was washed.
Johns Creek
Wooded lots, stream corridors and runoff
Johns Creek has rolling ground, wooded lots and stream corridors, and the city documents undisturbed stream buffers and setbacks. Many decks back up to trees or a drainage area, which means more shade, more leaves and more moisture on the boards.
That setting also matters during the work. Cleaning solutions and wash water should not run off into a creek or the yard next door. We choose products with that in mind, protect landscaping and control runoff and overspray while we work.

Keeping the finish looking good afterward
How long a finish lasts depends on sun, shade, foot traffic and the type of stain. Horizontal surfaces wear out first, so the floor and stair treads usually need attention before the rails. Sweeping off leaves, rinsing pollen in spring and keeping planters off the boards all help.
A light maintenance coat on the floor, done before the finish fully fails, is usually easier than a full strip and restain later. We can tell you what signs to watch for so you know when it is time, instead of waiting until the boards turn gray.

Straight answers
Johns Creek homeowner questions
Does Medlock Bridge have approved stain colors for decks?
Some Johns Creek communities keep approved color lists or review exterior changes, and the rules can change. Check with your HOA, and we will bring product names and samples for any request.
Why did the stain on my deck peel after a short time?
Peeling usually comes from a film-forming product applied too thick or on wood that was not clean and dry. The fix is to remove the failing coat and use a penetrating finish suited to the wood.
Do you wash and stain the deck on the same day?
No. Wood needs time to dry after cleaning, or the new finish traps moisture and fails early. We schedule staining after the wood is ready.
What is a deck brightener and do I need it?
A brightener balances the wood after cleaning, opens the grain and evens out dark spots. It helps the stain absorb uniformly, especially on older pine decks.
Is a maintenance coat less work than a full refinish?
A light recoat done before the old finish fails usually involves less prep than stripping and restaining. We can tell you which stage your deck is in after a visit.
Will cleaning products harm my lawn or the creek behind the house?
We protect plantings and control runoff, and we choose cleaning products with nearby water and landscaping in mind.
Should the stairs get a different finish than the floor?
Stairs usually get the same finish, but treads wear faster, so they may need a maintenance coat sooner. We pay extra attention to sanding and coverage on treads.
Can you stain a composite deck?
Composite boards are not designed to be stained. We can clean them, and the wood railings or stairs that go with them can still be stained or sealed.
Do you stain decks in other Johns Creek neighborhoods?
Yes. We work across Johns Creek, including Country Club of the South and St. Ives Country Club, and in nearby Alpharetta, Milton and Cumming.
