How do my lot and sun affect painting?
Every house sits on a lot that behaves a little differently, and paint reacts to it. A home tucked under tall trees near Towne Lake can stay shaded and damp, while a house on an open corner near Highway 92 may take sun for most of the afternoon. Shade and fallen leaves keep wood damp longer, and damp siding tends to grow mildew and hold moisture that can lift paint from the surface. Sun does the opposite, baking one wall until the finish chalks and fades. Before choosing colors, walk around your house and note which sides stay wet and which sides bake.
Slope matters too. Where the ground drops away, water can run along the foundation and splash onto lower siding and trim, and that is often where peeling starts. Overflowing gutters, sprinklers that spray the wall, and shrubs pressed against the house all feed the same problem. Homes in established areas around Wyngate and Bradshaw Farm can have grown-in landscaping, so branches and vines may touch the siding without anyone noticing. Fixing the water source matters as much as the paint itself, because a fresh coat over a wet problem tends to fail early.

How do siding and prep change the job?
Wood, fiber cement, brick, stucco and vinyl all behave differently under paint, so the plan should start with what is actually on your walls. Wood siding moves with moisture and temperature, which means loose or cracked boards need attention before any finish goes on. Older paint that is chalky or flaking has to come off or be sanded to a sound edge. Brick and stucco can hold moisture and salts that interfere with adhesion. A good plan names the material on each side of the house instead of treating the whole exterior as one surface.
Prep is where most of the real work happens, and it is also the part you cannot see once the job is done. Washing removes dirt, mildew and pollen that would otherwise sit between the wall and the new finish. Scraping, sanding, caulking gaps and replacing soft wood all come before painting. Rushing this stage is the most common reason a fresh coat peels within a short time. If you live near Bascomb Carmel Road or another spot with heavy tree cover, expect extra attention to mildew and green growth on the north-facing walls.

What about trim, sheen and color?
Trim takes more abuse than most homeowners realize. Window sills, fascia, door frames and garage door edges catch rain and direct sun, and their joints are where water first gets in. Soft or cracked trim should be repaired or replaced before it is painted, since paint can hide rot for a season but cannot stop it. Decide early whether trim will contrast with the body of the house, because that choice affects how much masking and careful cutting in the work will need.
Sheen and color deserve real thought. Flatter finishes hide surface flaws on older siding, while glossier ones shed dirt and are easier to wipe clean, which is why they are often used on trim and doors. Dark colors absorb heat and can fade faster on a sunny wall, and lighter colors can show mildew more easily in the shade. Look at sample colors on your own house in morning and evening light. If your community has an association, ask whether exterior colors need approval before you commit, and confirm that with the association directly.

When is the right time to paint in Georgia?
Georgia weather makes timing a real part of the plan. Paint needs dry surfaces and moderate temperatures to cure well, so the stretches of spring and fall with mild, dry days tend to suit exterior work. Summer brings heat that can make paint dry too quickly on sunny walls, plus afternoon storms that interrupt a schedule. Heavy pollen in spring can settle on wet paint, and cold snaps in winter can slow curing. None of this means painting is impossible in other seasons, only that the schedule should respect the forecast.
Expect some flexibility on dates. A good painter watches the weather and may shift which side of the house gets done on a given day, working with the sun and the shade instead of against them. Homes near downtown Woodstock or along Towne Lake Parkway are no different from any others in this respect: moisture left in the wood after a rainy week can delay the start. Ask how rain days are handled, and plan around any family events, so you are not surprised if a job moves a few days.

What happens at the visit and in the estimate?
When you call B&T Properties, Breno visits in person rather than guessing from photos. He walks the whole exterior, looks at the siding, trim, gutters and ground around the house, and notes where sun and shade are hardest on the finish. He will also ask about your goals, whether that is a fresh color, a repair of tired spots or a cleaner look before selling. Have ready anything you know about the home, such as past paint work, trouble areas you have noticed, and your association's name if you have one.
The free written estimate should spell out what will be done to each surface, including washing, scraping, repairs, caulking and painting, along with which parts of the house are included. It should list trim, doors and any porch or deck railings that are part of the work, and say what is not included. Ask how the schedule handles weather. Permits and association rules depend on your address, so confirm anything that might apply with the City of Woodstock, Cherokee County or your association before work begins.

Woodstock homeowner questions
Can I paint a house in Woodstock if it sits under heavy shade?
Yes, but the plan should account for the shade. Damp walls can hold mildew, so washing and full drying matter more. Trimming back branches that touch the siding can help the wall dry between rains. Breno looks at how much sun each side gets when he visits and explains what that means for the work.
How do I know if my siding needs repair before painting?
Look for soft spots, cracks, loose boards and areas where paint is peeling in sheets. Press gently on suspect wood with a screwdriver tip. If it sinks in, the wood may be rotted. Paint over bad wood usually fails, so repairs generally come first, and the written estimate should say where they are needed.
Does the sunny side of my house wear out faster?
Often it does. Strong afternoon sun can fade color, chalk the surface and dry out the finish sooner than on shaded walls. Shaded walls have the opposite trouble, with mildew and trapped moisture. It is common for one side of a home to need attention before the others, and a visit will show which.
Should I check with my HOA before choosing a color?
It is smart to ask. Some communities have covenants that can touch exterior colors or changes to the look of a home, and that depends on your association. Share your association's name with us early, and confirm any approval step directly with them before you settle on a color.
Do I need a permit to paint my house?
That depends on the address and on what the job involves. Homes inside the city are handled by the City of Woodstock, and homes just outside may fall under Cherokee County instead. Call the right office with your address to confirm, and if repairs are part of the work, ask about those too.
What should I have ready when Breno comes to look at my house?
Note any areas that peel, stain or stay damp, and think about the colors you like. If you have an association, have its name and any color guidelines handy. Clear access around the walls helps, so move planters and furniture if you can. Past paint work, if you know of it, is useful too.
What should a free written estimate for exterior painting include?
It should describe the prep for each surface, such as washing, scraping, sanding and caulking, and any repairs to siding or trim. It should say which parts of the house are included and which are not, and how weather delays are handled. If something is unclear, ask for it to be written in plainly.
Do you paint homes outside Woodstock too?
Yes. B&T Properties is based around north Atlanta and also serves neighboring areas such as Canton, Holly Springs and Acworth. Whether your home is near Bascomb Elementary School or farther out, Breno visits in person, looks at the house and gives a free written estimate for the work.
