Free Estimate Visit with Breno
Breno comes to your home in person for a free written estimate. He walks the yard, listens to how you plan to use the space, and notes any trees, slopes or existing structures. This visit helps us understand if your lot in Wyngate or near Trickum Road needs special attention for drainage or shade. We take photos and measurements to shape the scope. After the visit, you receive a clear written outline of the work, materials and process. It includes what we’ll build, how we’ll prepare the site and what steps follow. If your address falls inside Woodstock city limits, we note that permits go through the City of Woodstock building department. If you’re just outside, we confirm whether Cherokee County handles it instead.

Scope and Paperwork
We turn the estimate into a detailed written scope that you review and sign before any work begins. This document covers everything from footing depth to board type and railing style. It ensures we’re aligned on expectations from the start. For homes in master-planned areas like Towne Lake, we ask for your HOA name early so we can build approval steps into the plan. Depending on your location, we may need to submit plans to the City of Woodstock or Cherokee County for permits. We also check with your HOA if your community, such as Eagle Watch or Bradshaw Farm, has covenants that affect decks or screened porches. You confirm the right office with us, and we handle the paperwork once you approve the design.

Footings and Frame
We begin with footings, placing them below the frost line and away from tree roots where possible. In Woodstock’s older neighborhoods with mature trees, we adjust layout to respect the tree ordinance and stream buffers if a creek or large tree is near. Each footing is set on solid ground and checked for level before concrete is poured. Once cured, we build the pressure-treated frame using standard framing practices. The frame is squared, braced and anchored to the house where required. We verify every connection and make sure the structure sits level and plumb. This stage sets the foundation for a deck that stands firm through Georgia weather.

Decking, Rails and Stairs
With the frame ready, we lay the decking boards, leaving proper gaps for drainage and expansion. Boards are fastened securely and staggered for strength and appearance. We work carefully around any obstacles like posts or angles, especially in lots with uneven terrain common in subdivisions near I-575 or Highway 92. Next, we install railings and stairs according to the signed scope. Posts are set plumb, rails are level and balancers are spaced evenly. Stairs are built with consistent rise and run, and treads are secured for safe use. Every piece is checked for fit and finish before moving to the final stage.

Final Walk-Through and Care
We do a final walk-through with you to review every detail—from board alignment to railing strength. You test the stairs, check the gates and walk the perimeter. We explain how to care for the deck, including cleaning and what to watch for over time. This is when we confirm the one-year workmanship coverage that stands behind our finished work. If you have an existing deck and want to know its condition, we offer a Free Deck Health Check—a walk-around with written notes on wear, fasteners and wood integrity. It’s available for decks, porches or stairs and helps you plan next steps. Whether you’re building new or maintaining old, we’re here to help Woodstock homeowners enjoy their outdoor space.

Woodstock homeowner questions
Do I need to be home during the build?
You don’t need to be home every day, but we’ll check in at key stages. We’ll call or text if we have a question about access, materials or unexpected conditions. Your presence is welcome during the final walk-through so you can see the finished work and ask any last questions.
How do you handle shade and wet leaves from trees?
We note tree cover and leaf fall during the estimate, as damp conditions can affect wood over time. In areas like Wyngate or downtown Woodstock with mature trees, we may suggest materials or details that manage moisture better. We keep the layout clear of roots and plan for airflow where we can.
Can you match my existing deck’s style?
Yes, we can replicate railing designs, board patterns or stair details from your current deck. Bring photos or notes during the estimate, and we’ll match the look in the new build. This helps maintain consistency, especially in neighborhoods like Eagle Watch where homes often share a similar aesthetic.
What if my HOA has rules about deck height or color?
Share your HOA name and guidelines early, and we’ll build the approval into the plan. We don’t assume what your association allows—we follow your direction and submit for review if needed. This applies whether you’re in Towne Lake, Bradshaw Farm or another Woodstock community with covenants.
Do you work on decks near creeks or steep slopes?
Yes, we assess each site for drainage, soil stability and proximity to water. If your lot near Trickum Road or Highway 92 has a slope or buffer zone, we adjust footings and framing to stay within required distances. We confirm the correct agency—city or county—for any permits tied to terrain or water features.
Is the Free Deck Health Check only for wood decks?
No, it’s for any deck, porch or stair system regardless of material. We walk the structure, note loose fasteners, split wood or wobbly rails, and give you written observations. It’s a helpful step if you’re unsure whether to repair, replace or just maintain what you have.
What happens if we hit rock or roots while digging footings?
We adjust the footing location or depth as needed, always aiming for solid ground and compliance with local rules. If a large tree root or stone appears, we shift slightly and recheck the layout. We keep you informed and make sure the frame stays level and supported.
How do you protect my yard during the build?
We use boards or plywood to spread weight and prevent ruts in the lawn. We keep tools and materials in a staged area and clean up daily. After the build, we rake disturbed spots and leave the yard as we found it, whether you’re near downtown Woodstock or in a quieter subdivision like Wyngate. To talk it through, text or call Breno at 470-863-3707.
