Do I want sun or shade?
How much sun your yard gets decides how comfortable you will be outside. A rear yard with strong afternoon sun, say on an open lot off Bethelview Road or Buford Dam Road, can make an open deck too hot to enjoy in midsummer. A roof over part of the deck gives you a shady place to sit while leaving the rest open for sun lovers and potted plants. Breno looks at where trees cast shadows across your property at different times of day before suggesting a layout.
On a heavily wooded lot, the canopy may already provide plenty of shade, and a simple open deck or a stone patio can be all you need. On a wide-open lot, a covered section keeps furniture from getting too hot to touch and protects the boards from constant sun. A pergola is a middle ground that softens the light without a full roof. Getting the shade right is what determines how often you actually use the space.

How do I handle bugs and rain?
Insects and pop-up storms are part of summer in North Georgia. An open deck is great for grilling, but mosquitoes can cut an evening meal short. A screened porch gives you the breeze without the bugs, and it feels like an extra room off the kitchen or family room. On wooded lots, where bugs tend to linger in the shade, a screened porch is often the space that gets used the most.
Rain matters too. An open deck gets wet and has to dry before you can sit down. A covered deck or a screened porch keeps chairs and tables dry, so you can step outside right after a storm passes. Any covered structure also needs a plan for where roof water goes, so gutters and grading should be part of the conversation. We build decks, porches, railings and stairs with that water path in mind.

Does my yard slope too much?
Cumming sits in rolling North Georgia Piedmont country, and plenty of lots drop away from the back of the house. When the ground falls off sharply, a raised deck is usually the most practical way to create a level surface at the height of your back door. It bridges the gap between the house and a lower yard and can include stairs or a landing to reach the grass.
If your yard is fairly flat, a patio at ground level can feel stable and blend with the landscape. A patio on a steep slope, though, usually needs a lot of digging, retaining and drainage work. Breno looks at the slope of your lot during the visit and explains how a deck, with its stairs and railings, would sit on the ground you actually have.

Do I need more privacy?
How close your neighbors are changes how exposed a backyard feels. In a subdivision where houses sit near each other, a screened porch adds a soft visual barrier, letting you see out while making it harder for others to see in. That makes it a comfortable place to relax without feeling on display.
If you prefer an open deck, privacy panels, a taller railing style where allowed or a partial roof can create a sense of enclosure. On smaller in-town lots near downtown Cumming, careful placement of the deck and stairs can make a modest yard feel more private. Looking at property lines, windows next door and existing trees during the visit helps shape a space that feels like your own.

How will my family use the space?
How your household lives is the final test. If you host big cookouts, a wide open deck gives room for a grill, a long table and people moving around. If quiet mornings with coffee are the goal, a screened porch offers a cozy, indoor-outdoor feel. Many homeowners end up combining the two, with a screened porch opening onto an open deck.
For families with young kids, a deck with solid railings gives a clear boundary, and well-built stairs connect the deck to the play area in the yard. Whether you want a gathering spot or a quiet retreat, start by listing what you will do out there most often. Breno visits in person to talk through how your family moves through the space and then puts the options in a free written estimate.

Cumming homeowner questions
Do I need to check with my HOA before building?
If your home is in an HOA community, such as a neighborhood like Windermere or Vickery, check your association's guidelines before you finalize plans. Each association sets its own review process, so tell us at the start and we can plan around the approval step.
Who handles the building permit for my project?
It depends on your exact address. Homes inside the City of Cumming go through the city, and homes outside city limits go through the county. Confirm with the office that covers your address before work begins.
Will a new deck affect drainage on my property?
It can. A deck does not change the ground much, but a roof sheds water in new places. Lots near streams or the lake may also have extra limits, so check what applies to your parcel.
Can you repair a deck that is already rotting?
Yes. We repair, restore and replace decks, including railings and stairs. If the framing is sound, a repair may be enough. If rot has spread, replacement is often the safer path.
What is the difference between a deck and a porch?
A deck is usually an open platform attached to the house, often raised. A porch is typically covered by a roof and may be screened in, so it works more like an outdoor room.
Can an existing deck be turned into a screened porch?
Sometimes. The deck framing and footings have to be strong enough for the added roof weight. If they are not, they can be reinforced or rebuilt as part of the project.
Is a covered deck hotter or cooler than an open one?
Usually cooler where you sit, because the roof blocks direct sun. A ceiling fan under the roof helps even more on still summer afternoons.
Do you work in areas near Alpharetta and Milton?
Yes. Along with Cumming, we work in neighboring Johns Creek, Alpharetta and Milton. Breno visits your home in person to look at the yard and provide a free written estimate.
