Cumming: Many Cumming decks were stained once when the house was new and then left to the weather. By the time the owners notice, the finish is peeling in some spots, gone in others and the wood has turned gray and rough. A fresh coat over that surface will not hold. B&T Properties restores tired deck finishes the right way: remove what failed, repair what needs it and seal the wood so it is protected again. Owner-operated, with a free written estimate.

Deck staining and sealing in Cumming

When a Cumming deck's old finish has peeled, worn thin and left rough gray wood, the lasting fix is stripping away what failed, repairing damage and then sealing the boards again.

Cumming

Why another coat over a failing finish does not work

Stain needs to soak into clean, open wood to bond. When an old coating is flaking, any new stain applied over it is only as strong as the loose layer beneath. Within a season or two, it peels along with the old finish, and the deck looks worse than before. Patchy areas where some stain remains and some has worn away also absorb new stain unevenly, leaving a blotchy result.

That is why restoration starts with taking the deck back to a consistent surface. It is more work up front, but it is the step that makes the new finish last and look even across every board.

Cumming

Stripping, cleaning and brightening

Depending on what is on the deck, we use a stripper to lift old stain, a cleaner to remove dirt and mildew, or both. Rinsing carefully carries the residue away without gouging the wood. Afterward, a brightener restores the pH of the wood and brings back a more natural color, which helps the new stain penetrate evenly.

On boards with heavy gray weathering or raised grain, light sanding may be needed to smooth the surface and open it up. Railings and spindles get the same attention as the floor, since peeling on top rails is often the most visible problem from inside the house.

Repairs before the new finish goes on

Weathered decks often hide problems: boards that have cupped or split, nails that have backed out, soft ends near the house or around posts. Sealing over these locks in the problem and leaves you with a pretty deck that still needs work. We look for them during prep and talk with you about which repairs make sense before staining.

Our Free Deck Health Check gives you written notes on the frame, boards, rails and stairs, so you know whether the deck needs only a finish or also some targeted fixes. Replacing a handful of bad boards before staining usually blends in well once everything is coated.

Picking a finish that suits a restored deck

After restoration, the wood may show some variation from age, weathering and any replaced boards. A semi-transparent stain with a medium tone blends those differences while still showing grain. A solid stain hides more variation and gives a uniform look, which some homeowners prefer on older decks with lots of patching.

Decks on open, sunny lots benefit from more pigment to slow fading, while shaded decks on wooded parcels do better with breathable penetrating finishes that let moisture escape. Cumming has both kinds of yards, often on the same street, so we choose based on your deck, not a generic recommendation.

Neighborhood review and color changes

HOA communities are common in Cumming, and some have architectural review that covers exterior colors. Communities such as Windermere, Vickery and Polo Golf and Country Club each have their own approach. If you are changing the deck color noticeably, check whether your community needs to see it first.

We can provide product names, color samples and photos for any review. Whether you live off Bethelview Road, near Buford Dam Road or closer to Johns Creek and Alpharetta, let us know about any review early so the plan stays on track.

Keeping a restored deck from sliding back

The easiest way to avoid another full restoration is to recoat before the finish fails. Horizontal boards and stair treads wear first, so check them each spring. If water soaks in instead of beading, or the color looks thin in traffic areas, a light clean and maintenance coat is usually enough.

Sweeping leaves and pine needles, moving planters now and then and keeping gutters from overflowing onto the deck all slow wear. A little routine care keeps the restored finish looking good much longer.

Straight answers

Cumming homeowner questions

Can you stain over my peeling deck without stripping it?

Not if you want it to last. New stain applied over a peeling coating will lift with it. We strip loose finish first so the new stain bonds to sound wood.

My deck turned gray and fuzzy. Can it be restored?

Usually, yes. Cleaning, brightening and light sanding often bring gray, rough boards back to a smooth, even surface ready for stain, as long as the wood is still structurally sound.

Why does my deck look blotchy after the last stain job?

Uneven prep is the usual cause. Areas where old finish remained absorb new stain differently than bare wood. Stripping to a consistent surface fixes it.

Will a few replaced boards stand out after restoration?

New boards can look different at first. A medium semi-transparent or solid stain helps them blend, and the difference fades further as the wood weathers together.

Is a solid stain better for an older Cumming deck with lots of patches?

Solid stain hides more variation and gives a uniform look, so many owners of older patched decks prefer it. It can show wear on floors faster, so we discuss the tradeoff.

Does my Cumming HOA care if I change the deck color?

Some HOAs with architectural review cover exterior colors. It depends on the community, so check your guidelines. We can provide samples and product details if a review is needed.

Do you check for rot before restaining?

Yes. We look for soft ends, loose boards and raised fasteners during prep and point out anything that should be repaired before the new finish goes on.

How do I know my restored deck needs another coat?

If water soaks in quickly instead of beading, or the color looks thin on stairs and traffic paths, a light clean and maintenance coat is likely due.

How do I get started with deck restoration in Cumming?

Send your address and a few photos of the deck. Breno will set up a visit to look at the finish and the wood and talk through the options with you.
