Deck staining and sealing around Polo Fields in CummingCumming · North Georgia

Deck staining and sealing in Polo Fields, Cumming
A first stain on a pressure-treated deck near Polo Fields in Cumming works best after the lumber has dried enough to absorb the finish, rather than sealing it out.

The first finish on a newer deck
New pressure-treated lumber arrives wet from the treatment process, and stain applied too soon will not soak in. The wood needs time to dry out before it can accept a finish. A simple test is to sprinkle a little water on the boards: if it beads up and sits there, the wood is not ready; if it soaks in, it is.
Waiting too long causes its own problems. Left bare through a few seasons of sun and rain, new boards turn gray, check and start to cup at the edges. The goal is to finish the deck once it has dried enough, and before weathering sets in. We can look at your deck and tell you where it stands.

Open sun or wooded shade
Cumming lots range from open yards in newer communities to wooded parcels and properties closer to Lake Lanier. A deck in full afternoon sun needs a finish with strong UV protection, usually a semi-transparent or solid stain with more pigment. A shaded deck under trees needs good mildew resistance and a product that does not stay tacky in damp conditions.
Many decks have both. The floor might sit in full sun while the stairs and the area under the trees stay shaded most of the day. We look at the whole deck, so the product and prep fit every part of it, not just the side facing the house.

How much grain do you want to see
Stain comes in a range from clear sealers to fully opaque solid colors. Clear and toner finishes show the most wood and are easy to recoat, but they wear faster in strong sun. Semi-transparent stains add color and protection while letting the grain show. Solid stains hide more of the wood and can even out a deck that has patched or mismatched boards.
There is no single right answer. A newer deck with clean boards often looks great with a semi-transparent stain, while an older deck with weathered spots may look more uniform in a solid color. We bring samples and test them on your wood so you can see the difference.

Getting the surface ready
Even a fairly new deck needs cleaning before staining. Mill glaze, dirt, pollen and mildew all keep the stain from bonding. On an older deck, we remove loose fibers, strip failing coatings and brighten the wood so it accepts the new finish evenly. Handrails and stair treads get sanded where they are rough.
Prep also includes a look at the structure. Popped nails, split boards, loose rails or soft spots near the house are easier to deal with before the finish goes on. We point them out and include any repairs in the estimate, so nothing gets covered up.

HOA colors and permits
HOA communities are common in Cumming, and many have architectural review that covers exterior colors. If yours does, check whether deck stain needs approval and whether there is a preferred color range. We can provide product names and sample boards for your request.
A stain and seal job does not usually involve structural changes, but if repairs grow into a larger rebuild, the permit question changes. Permit requirements can differ inside the City of Cumming and outside the city limits, so you should confirm with the city or the county. We confirm what applies to your address.

Starting the project
If you are unsure whether your deck is ready for stain, or whether it needs repairs first, a Free Deck Health Check is the simple first step. Breno visits in person, looks over the boards, rails, stairs and framing, and leaves you written notes.
Then you receive a free written estimate for the staining and sealing work, with the prep, product and color spelled out. When we finish, we walk the deck with you, and we stand behind our finished work for a full year.
Straight answers
Cumming homeowner questions
How do I know if my new deck is dry enough to stain?
Sprinkle water on the boards. If it beads, the wood is still too wet. If it soaks in quickly, the deck is usually ready for a penetrating stain.
My builder never stained the deck. Is it too late?
Usually not. Gray or slightly weathered boards can be cleaned, brightened and stained. The sooner the deck is finished, the less weathering there is to correct.
Which stain holds up on a deck in full afternoon sun?
A semi-transparent or solid stain with more pigment gives better UV protection than a clear sealer. Clear finishes look nice at first but fade faster in strong sun.
Does a deck near Lake Lanier need a different finish?
Lake-adjacent lots can see more moisture and sun exposure, so we look closely at mildew resistance and UV protection when choosing the product.
What is mill glaze on new deck boards?
It is a smooth, shiny surface left on some new lumber. It can keep stain from soaking in, so we clean or lightly sand it away before finishing.
Will a solid stain hide patched boards?
A solid stain evens out color differences between old and new boards much better than a semi-transparent one, though texture differences can still show.
Does my Windermere or Vickery HOA need to approve the color?
Many Cumming HOAs review exterior colors, and each one has its own process. Check with yours early, and we will provide samples and product details.
Will you fix loose boards before staining?
Yes. We point out popped nails, split boards and loose rails during the visit and include repairs in the estimate so they are handled first.
Do you stain decks outside Cumming too?
Yes. We also work with homeowners in Johns Creek, Alpharetta and Milton.
