Cumming: Homes around Sawnee Mountain and across Cumming range from newer master-planned communities to subdivisions whose decks have weathered through many seasons. The right staining and sealing plan depends on which of those you have. Fresh lumber needs a careful first finish, while an older deck needs the right cleanup before any new coat will hold. B&T Properties handles both, starting with an honest look at the wood. Owner-operated, with a free written estimate.

Deck staining and sealing in Sawnee Mountain, Cumming

Whether your Sawnee Mountain deck is brand new lumber or boards that have grayed over many seasons, the stain and sealer that suit it start with how the wood looks today.

Cumming

The first finish on new lumber

New pressure treated boards often arrive wet from treatment and with a smooth surface that resists stain. Sealing too soon can trap moisture and leave a blotchy, poorly attached finish. The wood needs to dry enough to accept stain, and the surface may need light cleaning to open it up.

We test new boards by sprinkling water on them. If the water soaks in, the wood is ready. If it beads or sits on top, it needs more drying or surface prep. Getting the first coat right sets up every coat that follows, so it is worth waiting for the wood rather than rushing the schedule.

Cumming

Refinishing a weathered deck

Older decks bring a different set of problems: gray, sun-damaged fibers on the surface, mildew in shady corners, and patches of old finish that peel in some areas and hold tight in others. Putting new stain over that mix rarely ends well.

Refinishing usually means cleaning, stripping failed coatings, brightening the wood and letting it dry before staining. If boards are cracked, cupped or soft, we point them out and plan replacements so the new finish goes onto a sound deck. That is also when we check rails and stairs for loose connections.

How it works

Five steps. No surprises.

  2. Free on-site visit

Breno looks at the deck or the yard himself, measures, and goes over your options with you.

  3. Written estimate

Scope, materials and price come in writing, so you know the plan before anything starts.

  4. Schedule and permits

We agree on a start date and confirm any city, county or HOA requirement for your address first.

  5. Build and final walk-through

Breno is on the job, and we go over the finished work with you before we call it done.

Oil based or water based stain

Oil based stains soak deeper into the wood and tend to show the grain richly, which many owners like on cedar and older pine. They can take longer to dry and may darken over time. Water based stains clean up easily, hold color well and dry faster, though some need more careful prep to bond.

There is no single right answer. We look at the condition of the wood, what is already on it and how much sun and shade it gets, then recommend a product line. If an existing finish is still holding tight, staying in the same family often avoids compatibility problems.

Cumming

Wooded lots and lake humidity

Cumming is rolling Piedmont country with wooded parcels, and toward the east many properties are influenced by Lake Lanier. Decks under trees or in damp air near the water dry slowly after rain, which invites mildew and can shorten the life of film-forming finishes.

On those decks we favor penetrating finishes with mildew resistance and pay extra attention to cleaning out board gaps so water can drain. Decks on open lots facing the afternoon sun get finishes with stronger UV protection instead.

Communities with architectural review

HOA communities are common in Cumming, and planned neighborhoods like Windermere and Vickery may have architectural review. A change in deck color can fall under that review depending on your community rules, so check before choosing a new tone.

If your community has an approved palette, send it to us and we will match products to it. We can also provide sample boards for a committee to review.

How B&T Properties approaches a staining job

It starts with a Free Deck Health Check: Breno visits in person, inspects the boards, rails and stairs, tests how the wood takes water and leaves written notes. You then receive a free written estimate covering cleaning, stripping, repairs, product and coats.

We stand behind our finished work for a full year. We work with homeowners off Bethelview Road and Buford Dam Road, and in nearby Johns Creek, Alpharetta and Milton.

Straight answers

Cumming homeowner questions

How do I know new deck boards are dry enough to stain?

Sprinkle water on the wood. If it soaks in, the boards can usually accept stain. If it beads, the wood needs more drying or surface prep first.

Can I stain over my old peeling finish?

Not successfully. Peeling coatings need to be stripped so the new stain can bond to bare wood, otherwise the new coat peels along with the old one.

Is oil or water based stain better for a Cumming deck?

It depends on the wood, the existing finish and the exposure. Oil soaks deep and shows grain richly, while water based products dry fast and hold color well. We recommend based on your deck.

Why does my deck near the lake get mildew so quickly?

Damp air and shade slow drying after rain. Cleaning out board gaps, improving airflow and using a mildew resistant penetrating finish all help.

Do I need to strip a deck that was stained before?

Only if the old finish has failed or is incompatible with the new product. A finish that is still holding tight and in the same family can often be cleaned and recoated.

Will my Windermere or Vickery HOA review a stain color change?

It may, depending on your community rules. Check your covenants and share any approved palette with us so we can match it.

What does brightening do after stripping?

A brightener neutralizes the stripper and restores the natural tone of the wood, helping the new stain absorb evenly instead of looking blotchy.

Should damaged boards be replaced before staining?

Yes. Staining over cracked, cupped or soft boards wastes product and hides problems. We point them out and plan replacements first.

Can rails and stairs get a different finish from the floor?

Yes. Many owners use a solid color on rails and a semi-transparent stain on the floor. We talk through combinations that suit the house.
