Free Estimate Visit with Breno
Breno visits your home in person to see the space where you want your new deck. He listens to your ideas, checks the yard layout, and notes any trees, slopes, or existing structures that could affect the build. This visit is always free and comes with no obligation. You’ll talk about your goals for the deck, whether it’s for grilling, relaxing, or connecting to the house.
After looking things over, Breno explains what’s possible and answers your questions right then. He’ll mention if any permits or HOA approvals might be needed based on your address. You’ll get a clear sense of what the project could look like before anything is written down. This first meeting helps us start on the same page.

Written Scope and Planning
After the visit, we put together a free written estimate that outlines the work we discussed. It includes the materials, design details, and what’s included in the build. You’ll receive this document so you can review it at your pace. No work begins until you approve the scope in writing.
We also use this time to confirm what applies to your address regarding permits and HOA rules. Deck permits in Acworth are handled by the City of Acworth building department, and we check what’s needed before scheduling. If your neighborhood has an HOA, we’ll ask you to share that early so approvals fit your timeline. This step keeps everything clear and avoids surprises later.

Footings and Frame
Once the scope is approved and any needed approvals are in place, we begin with the footings. We dig and set the posts according to the plan, making sure they’re solid and level. This step is critical for a deck that lasts and stays safe over time. We take care to follow tree protection and stream buffer rules when they apply to your lot.
Next, we build the frame using pressure-treated lumber, attaching beams and joists to the posts. The frame gives the deck its shape and strength. We check everything for level and square as we go. This is when the deck starts to take form, even before any decking boards go down.

Decking, Rails, and Stairs
With the frame ready, we lay the decking boards across the joists, fastening them securely. You’ll see the walking surface come together board by board. We space the boards properly to allow for drainage and wood movement. This is where the deck begins to feel like a real outdoor space.
Then we install the railings and stairs, if they’re part of your design. Posts go up first, then rails and balusters are added for safety and style. Stairs are built to rise and run comfortably, with treads and risers cut to fit. Every connection is checked for strength and alignment before we move on.

Final Walk-Through and Care
When the build is complete, Breno does a final walk-through with you to review the work. We check that everything matches the scope and looks as expected. You’ll get a chance to ask questions and point out anything that needs attention. This is your time to make sure you’re happy with the result.
We stand behind our work for a full year, so you know we’re committed to quality. If you have an existing deck you’d like checked, we offer a Free Deck Health Check—a walk-around with written notes. Estimates are always free and written, and Breno visits in person. This process helps you enjoy your new deck with confidence.
Straight answers
Acworth homeowner questions
Do I need to be home during the build?
You don’t need to be home every day, but we’ll coordinate access and check in with you at key points. Breno or a team lead will be on site regularly to keep things moving safely and according to plan.
How do you handle trees on my property?
We check for tree protection areas and stream buffers before laying out the deck. If regulated trees or buffers are present, we adjust the design to avoid disturbing them, as required by Acworth’s code for land disturbance near wooded lots or creeks.
Can you match the railing style to my house?
Yes, we work with you to choose railings that complement your home’s look. Whether you prefer traditional wood, modern metal, or another option, we’ll show you samples and help pick something that fits your style and the deck’s design.
What if my HOA needs to approve the design?
Tell us your neighborhood at the start so we know if an HOA review is needed. We’ll provide the drawings or details they require, and you can submit them for approval before we schedule any work.
Do you build decks near Lake Acworth?
Yes, we build decks for homes around Lake Acworth and throughout Acworth. If your lot is near the water or in a wooded area, we check for stream buffers and tree rules that may affect where the deck can go.
What happens if I want to add stairs later?
We can design the deck with future stairs in mind, leaving space and preparing the frame so adding stairs down the line is easier. Just let us know during the planning phase so we can build accordingly.
Do you work in subdivisions off Cobb Parkway?
Yes, we serve homes in subdivisions near Cobb Parkway and across Acworth. Whether you’re in an older in-town area or a newer development, we adjust our approach to fit the lot and any local rules that apply.
Is the Free Deck Health Check only for decks?
The Free Deck Health Check is for decks, porches, and stairs. It’s a walk-around with written notes to assess condition, safety, and needed repairs, helping you decide what to do next. To talk it through, text or call Breno at 470-863-3707.
