Brookhaven: On a compact Brookhaven lot, the deck is often the only outdoor room you have, so it makes sense to be able to use it when it rains or when the summer sun is overhead. A covered deck turns that space into something closer to an extra room. Here is how we approach adding a roof in an in-town setting where yards are small, trees matter and every placement choice counts. Owner-operated, with a free written estimate.

Covered deck in Brookhaven

Adding a roof to a deck in Brookhaven is mostly a question of scale, since a tight in-town yard leaves little room for a structure that overwhelms the house or the trees.

Brookhaven

Why a roof changes how a small deck gets used

An open deck is pleasant on a mild evening and mostly empty the rest of the time. Add a roof and the same footprint can hold a table that stays dry, a ceiling fan, lighting for the evenings and furniture that does not have to be dragged inside before every storm. On a smaller in-town parcel, that extra usefulness often matters more than adding square footage.

A roof also protects the decking and railings below from direct sun and rain. Boards under cover weather more slowly, and the stain or finish on them tends to hold its color longer. That is a practical benefit on top of the comfort, and it is part of why many owners in Ashford Park, Drew Valley and Lynwood Park ask about covering a deck they already have.

Brookhaven

Can your existing deck carry a roof?

This is the first question we answer, because a roof adds weight and wind load that an ordinary open deck was never designed for. The posts, footings and beams usually need to be checked and often upgraded so the roof is supported down to the ground rather than resting on a frame built only for foot traffic.

If the existing deck is sound, we can often build the roof structure around it and strengthen the frame where needed. If it is aging or undersized, it can be smarter to rebuild the deck and the roof together. Our Free Deck Health Check gives you written notes on the current deck so you know which situation you are in before any design work starts.

How it works

Five steps. No surprises.

  1. Call, text, or send the form

Tell us what is going on: a new deck, a repair, or “not sure yet.” We reply the same day.

  2. Free on-site visit

Breno looks at the deck or the yard himself, measures, and goes over your options with you.

  3. Written estimate

Scope, materials and price come in writing, so you know the plan before anything starts.

  4. Schedule and permits

We agree on a start date and confirm any city, county or HOA requirement for your address first.

  5. Build and final walk-through

Breno is on the job, and we go over the finished work with you before we call it done.

Tying the new roof into the house

The connection to the house is where a covered deck succeeds or leaks. The roof has to meet the existing roofline or wall with proper flashing, and its pitch has to shed water away from the house and away from the deck stairs. On older Brookhaven homes, rooflines can be irregular, so we look closely at where the new roof can attach and how it will look from the yard and the street.

Gutters and downspouts come into the plan as well. On compact lots, the water coming off a new roof needs somewhere sensible to go, not onto a neighbor's side yard or into a low spot by the foundation. We plan the drainage path at the same time as the roof shape.

Brookhaven

Fitting around trees, buffers and tight setbacks

Brookhaven lots are often compact, and slopes, drainage and stream buffers can limit what fits. The city also has a tree ordinance with canopy standards and tree-removal permits, so a mature tree near the deck is something to plan around, not an afterthought. A roof that needs limbs cut back or a tree removed can change the review.

We look at the parcel first: where the deck sits relative to property lines, any creek or drainage area and the trees that shade it. That tells us how large the covered area can realistically be and whether the roof should cover the whole deck or only the section closest to the house.

Permits and neighborhood review in Brookhaven

The City of Brookhaven requires a permit before deck construction, and residential deck and porch applications go through the city's project portal. A covered deck is a structural addition, so we confirm what your address and design will need before anything is scheduled rather than assuming.

Some neighborhoods have civic associations or HOAs, and the city regulates historic-district-related development. Whether either applies depends on your street, so we ask at the start and help you prepare drawings and material details if a review is part of the process.

Working with B&T on a covered deck

Breno visits personally to look at the deck, the house and the yard, and you receive a free written estimate that separates the roof structure, any deck upgrades, gutters and finish details. That way you can see where the effort goes and adjust the scope if you want to.

Once the project is complete, we stand behind our finished work for a full year. We also work in nearby Buckhead, Dunwoody and Sandy Springs, and across DeKalb County, including homes off Dresden Drive and Peachtree Road.

Straight answers

Brookhaven homeowner questions

Can a roof be added to the deck I already have in Brookhaven?

Often yes, if the frame is sound and can be reinforced to carry the roof. Posts, footings and beams usually need to be checked and upgraded. If the deck is aging, rebuilding it with the roof can make more sense.

Will a covered deck make my house darker inside?

It can shade the rooms next to it. We look at which windows and doors face the deck and can adjust the roof pitch, height or coverage so the house still gets daylight.

What happens to rainwater from the new roof?

We plan gutters and downspouts with the roof so water is carried away from the foundation, the deck stairs and neighboring yards. On compact lots this step matters a great deal.

Does the tree ordinance affect a covered deck?

It can. Brookhaven has canopy standards and tree-removal permits, so if the roof would require removing a tree or cutting it back significantly, that becomes part of the review. We plan around trees where we can.

Do I need a permit to cover my deck in Brookhaven?

The city requires a permit before deck construction, and a roof is a structural change. We confirm what your specific address and design need through the city's project portal process.

Can a covered deck have a ceiling fan and lights?

Yes. A covered deck is a natural place for a fan and lighting. We plan the ceiling so wiring can be run cleanly, and electrical work is handled by the appropriate trade.

Should the roof cover the whole deck or only part of it?

It depends on the lot, the house and how you use the space. Some owners prefer a covered section near the door with an open area beyond it for sun. We sketch both options when the yard allows.

Will my association need to approve a covered deck?

It depends on your neighborhood. Some Brookhaven areas have civic associations or HOAs with review, and we help you put together drawings and materials if approval is required.
