East Cobb: Indian Hills is one of the established, tree-lined East Cobb subdivisions where many decks are already on their second or third set of boards. That history matters for repair. A deck can look fresh on top while the frame underneath is the same wood that went in with the house. B&T Properties focuses deck repair on what is actually holding the deck up, not just on what you see when you walk across it. Owner-operated, with a free written estimate.

Deck repair in Indian Hills, East Cobb

East Cobb

When new boards sit on an old frame

Replacing deck boards is a common upgrade, and it often happens more than once on the same deck. The joists, beams and posts underneath may never have been replaced. Over time, fastener holes from earlier boards add up, joist tops split or soften, and the frame loses some of its grip on the boards above.

That is why our repair visits start underneath. We probe joist tops, look at how the boards are fastened, and check whether the frame has been patched before. Sometimes a few sistered joists solve the problem. Sometimes the honest answer is that the next set of boards should go on a rebuilt frame.

Shade, leaves and moisture on wooded lots

East Cobb is wooded and rolling, and a deck under a heavy canopy stays damp longer after rain. Leaves collect in the gaps between boards and on top of beams, holding moisture against the wood. On shaded decks, rot often starts in places that never fully dry, like board ends, post tops and the corners where boards meet the house.

Part of every repair is fixing the conditions that caused the damage. That can mean opening up board gaps, adding a cap or flashing over beams, cutting back debris traps or improving drainage below the deck so the new wood does not end up in the same situation.

The ledger is where many repairs begin

The ledger board connects the deck to the house, and it is one of the most important pieces on the whole structure. If the flashing above it failed or was never installed, water can soak the ledger and the house rim behind it. We look for staining, soft wood, rusted fasteners and gaps between the ledger and the wall.

A ledger repair may involve removing boards along the house, replacing damaged wood, installing proper flashing and fastening the ledger with the right hardware. It is not the most visible repair, but it is often the one that matters most for safety.

East Cobb

Stairs, railings and the parts you grab

Railings and stairs take the most hands-on wear and are often the first parts to loosen. A wobbly rail post, a stringer that has pulled away from the deck, or a tread that flexes underfoot are all signs of a connection that needs attention, not just a few more screws.

We repair or rebuild rail posts with solid blocking, reattach or replace stringers, and swap out worn treads. If the stairs land on a slope, we also look at what they rest on at the bottom, because a settled landing can throw the whole run out of line.

Permits, setbacks and neighborhood rules

East Cobb is generally handled through Cobb County permitting, but some addresses fall inside city limits, so the right office depends on your exact address. Whether a given repair needs a permit depends on its scope, and we confirm that with you before work is scheduled.

Many East Cobb subdivisions are HOA or swim-and-tennis communities. Most repairs that keep the deck the same size and look are simple, but if you are changing railings, colors or the footprint, check your community rules and tell us early.

How a repair visit with B&T Properties works

The easiest first step is a Free Deck Health Check. Breno visits in person, walks the deck, looks underneath and leaves written notes on what is solid, what needs repair and what can wait. From there you get a free written estimate for the repairs you choose.

When the repair is done, we stand behind our finished work for a full year. We also repair decks in Chimney Springs, Sibley Forest and nearby Kennesaw, Acworth and Sandy Springs, including homes off Johnson Ferry Road and Roswell Road.

Straight answers

East Cobb homeowner questions

My Indian Hills deck has newer boards. Can the frame still be bad?

Yes. Boards are often replaced while the original joists, beams and posts stay. We check the frame underneath before recommending another resurfacing.

What does a soft spot near the house usually mean?

It often points to water at the ledger, where the deck meets the house. Missing or failed flashing lets water soak the ledger and the rim behind it, and that needs a careful repair.

Can rotten joists be repaired without tearing out the whole deck?

Often they can be sistered or replaced in sections. If many joists are failing, rebuilding the frame may make more sense, and we explain both options.

Why does wood rot faster on a shaded East Cobb deck?

Shade and leaf buildup keep wood damp longer after rain. Board ends, post tops and beam tops that never fully dry are where decay usually starts.

Is a loose railing a safety problem or just an annoyance?

Treat it as a safety problem. A rail post that moves usually has a weak connection to the frame, and we rebuild that connection rather than adding screws.

Do deck repairs need a permit in East Cobb?

It depends on the scope and on whether your address is in unincorporated Cobb County or inside city limits. We confirm what applies before scheduling the work.

Will my swim-and-tennis HOA need to approve a deck repair?

Like-for-like repairs often need no review, but changes to railings, colors or size may. Check your community rules and let us know what they say.

What happens at a Free Deck Health Check?

Breno inspects the deck top and underside, checks the ledger, posts, stairs and railings, and leaves written notes on what he found so you can plan repairs.

Can stairs on a sloped yard be leveled again?

Usually. We check the landing or pad at the bottom, reset or rebuild it, and adjust or replace stringers so the stairs sit square and firm.
