Multi-Level Decks Built Around Dunwoody Yards and TreesDunwoody · DeKalb County

Dunwoody: Dunwoody back yards rarely offer a blank, flat rectangle. Mature landscaping, sloping ground, big trees and drainage areas all compete for space behind the house. A multi-level deck can work with those features instead of erasing them, stepping down in stages and fitting between trees and planting beds. B&T Properties designs and builds tiered decks across Dunwoody and DeKalb County, starting from what your yard already has. Owner-operated, with a free written estimate.

Starting from the landscaping you want to keep
Many Dunwoody homes have mature landscaping that a deck needs to work with, from established shrubs and beds to large shade trees. A single big deck often forces a choice between the deck and the plants. A tiered layout can step around a favorite tree, leave a planting bed in place between levels or end at the edge of a lawn rather than covering it.
We walk the yard with you and mark what should stay before we draw anything. That list often changes the shape of the deck more than any other factor, and it is much easier to design around a dogwood or a mature oak than to replace the shade it gives after the fact.

Splitting the drop from the back door
On a sloping lot, the back door can sit well above the yard. A single deck at that height needs tall posts and a long staircase, and it can feel exposed. Splitting the height into two or three tiers brings each level closer to the ground, shortens the final stair run and makes the lower areas feel sheltered rather than perched.
Each drop between levels is a design decision. A few broad steps can double as extra seating during a party. A short landing halfway down can turn a long stair into two easy flights. We plan these transitions around how people move from the kitchen to the grill, the table and the yard.
How it works
Five steps. No surprises.

Stream buffers and buildable space in Dunwoody
Many residential lots in Dunwoody intersect stream buffers, so creeks and drainage areas can limit buildable space. The city has a stream buffer with restrictions on land disturbance and tree removal, and tree removal rules apply in certain cases, especially within the buffer. On those lots, the allowed area can be narrower than the yard itself suggests.
A tiered design is often a good fit for that kind of constraint, because levels can be arranged across the back of the house instead of reaching out toward a creek. We check the parcel before design and before the estimate, so the layout we show you is one that respects the limits on your lot.

Permits and neighborhood approval
The City of Dunwoody handles permits for new and replacement decks through its Community Development permits and inspections. Single-family projects are reviewed by the city, and we tell you what yours will need so the plan and the paperwork line up from the start.
Many Dunwoody neighborhoods have associations, and some require architectural approval for exterior structures. Homes in areas such as Dunwoody North, Dunwoody Club Forest and Brooke Farm may each have their own approach. Tell us your neighborhood and we will plan for that step, including drawings and material samples for the review.

Materials, railings and finishing touches
Wood and composite decking both work on multi-level decks, and many homeowners use the same decking throughout so the tiers read as one design. Railing, benches, planters and lighting are where each level can take on its own character. A built-in bench on a lower tier can frame a conversation area, while the upper tier keeps a clean railing near the kitchen door.
Under-deck space on the upper tier can be useful for storage if the height allows. Lighting along steps and level changes keeps the deck safe after dark. We list these items separately in the estimate so you can decide which ones are worth adding.

How a Dunwoody project begins
Breno visits in person to walk the yard, look at the slope, trees and drainage, and hear how you plan to use the deck. You receive a free written estimate that breaks the project into tiers, stairs, railing and options, so you can compare layouts and adjust scope with clear information.
If you already have a deck you might build from, our Free Deck Health Check gives you a visit and written notes on its condition. Once your new deck is complete, we stand behind our finished work for a full year. We work across Dunwoody, including homes near Dunwoody Village, Chamblee Dunwoody Road and Mount Vernon Road, and in nearby Sandy Springs, Brookhaven and Roswell.
Straight answers
Dunwoody homeowner questions
Can a tiered deck in Dunwoody leave room for an existing patio below?
Yes. A lower tier can end at the edge of the patio or step down onto it, so the two spaces connect. We measure the patio and plan the last step so it lands cleanly.
Our yard has a large oak close to the house. Can the deck wrap around it?
Often, with a cutout that leaves space for the trunk to grow and footings placed away from major roots. Tree rules may apply depending on the location, so we check your lot before design is final.
How do we know if a creek or drainage area limits our deck?
Dunwoody has many lots that intersect stream buffers. We review your parcel early and shape the tiers to stay within the buildable area rather than discovering a problem at permit review.
Should the upper tier be large enough for a dining table?
If you plan to eat outside often, yes. The tier closest to the kitchen is usually the most convenient spot for dining. We sketch furniture on the plan so you can see whether the space works.
Can broad steps between levels serve as extra seating?
Yes. Wide, shallow steps between tiers give guests a place to sit during gatherings. They also make moving between levels feel easier than narrow stairs.
Is under-deck storage possible on a multi-level deck?
On the upper tier, if the height allows. Some homeowners store tools, cushions or bikes there. Keeping the space ventilated and drained helps protect what is stored.
Will our neighborhood association in Dunwoody need to review the deck?
Some associations require architectural approval for exterior structures and some do not. It depends on your neighborhood, so we recommend confirming early and can prepare drawings for the review.
Can lighting be built into the steps between tiers?
Yes. Step lights, post cap lights and lights under bench edges are common. We plan wiring during framing so fixtures sit where they are most useful.
Is it better to rebuild an old deck or add tiers to it?
It depends on the condition of the existing framing. If it is sound and the layout makes sense, it can become one tier. If not, starting fresh is often cleaner. We explain what we find.
