Deck Replacement for Cherokee, Cobb, North Fulton & Cumming

Deciding between repairing and replacing a worn deck comes down to the condition of its hidden structure, and a full rebuild lets you rethink size, shape and materials for how you live now.

Overview

Repair or Replace? Signs It Is Time

Surface wear such as faded stain, a few split boards or loose railings can usually be repaired. Replacement starts to make sense when the problems are structural or widespread: joists that feel soft when probed, a ledger board with rot or missing flashing where the deck meets the house, posts that have settled or rotted at the base, or a deck that sways when people move across it.

Age matters too. Many builder-grade decks around the region are now old enough that boards, framing and fasteners are wearing out at the same time. When most of the surface needs new boards and the frame underneath is questionable, replacing the whole deck is often simpler and safer than fixing it piece by piece. An honest look at the framing, not just the boards, is what settles the question.

Overview

What Replacement Involves

A replacement starts with careful demolition: boards, railings and stairs come off, and the frame is taken down without damaging the siding, the house rim or the landscaping around it. Once the old structure is gone, the existing footings get a close look. Some can be reused if they are sound and in the right place for the new design, while others need to be replaced or added.

The new deck is then framed with a properly flashed connection to the house, solid beams and posts, and joists sized for the span. Decking, railings and stairs go on last. Because the whole structure is new, this is also the moment to change what did not work before, such as a cramped stair, a deck that was too small for a table or a layout that blocked a view.

Overview

Decisions to Make Before the Old Deck Comes Down

Replacement is a chance to rethink the space. Size and shape, a second level, a covered or screened section, wider stairs or a landing all become easier to add now than later. If you think you might want a roof someday, plan the posts and footings for that weight from the start.

Material choice sets the upkeep for years to come. Pressure-treated lumber remains the usual choice for framing. For the walking surface, wood looks warm and costs less up front but needs regular cleaning and staining, while composite resists rot and splinters with much less maintenance. Railings follow the same logic: wood matches a wood deck, while metal infill holds its finish and keeps the view open.

Overview

Sloped Lots, Permits and HOA Approval

Much of this region is rolling, and in places like Canton, where the city sits in the Piedmont foothills, plenty of back yards step down from the house. A replacement on a slope often means taller posts, extra footings and sometimes a landing partway down the stairs. Wooded lots and creeks can also limit where a deck may go, because setbacks, stream buffers and tree rules vary by address.

Which office handles the permit depends on whether your address is inside a city or in an unincorporated county, so confirm with the right office before work is scheduled. Many subdivisions, such as BridgeMill and Great Sky in Canton, have HOAs with architectural review for exterior changes. Ask your association what it reviews and how long approval takes, especially if the new deck will be larger or a different color.

How B&T Handles a Deck Replacement

We build, repair, replace and restore decks, porches, railings and stairs. Breno visits in person, looks at the existing deck from the boards down to the footings and tells you plainly whether repair or replacement makes more sense. If parts of the old structure are sound, he will say so.

After the visit you get a free written estimate that lays out the scope, the materials, the railings and the stairs, so you can compare options and adjust before deciding. Throughout the work, the site is kept as tidy as possible and you know what is happening at each stage.

Local notes

Around Canton and Holly Springs and nearby

Canton. Canton sits in the rolling Piedmont foothills of North Georgia, and a lot of backyards step down from the house instead of running flat. That changes how a deck is framed: taller posts, extra footings, and sometimes a landing partway down the stairs. Communities in the area include BridgeMill, Great Sky, Laurel Canyon, River Green.

Holly Springs. Holly Springs may have waterway buffer rules worth knowing about, so confirm with the city what applies to your lot before planning a deck near a creek. A creek along the back of the lot can therefore limit where a deck may go. Communities in the area include Harmony on the Lakes, downtown Holly Springs.

Woodstock. Several Woodstock communities, including master-planned areas like Towne Lake, operate with HOA covenants that can cover decks and screened structures. Share your HOA name with us early and we will build the approval step into the schedule. Communities in the area include Towne Lake, Eagle Watch, Wyngate, Bradshaw Farm.

Straight answers

Common questions

When should I replace my deck instead of repairing it?

When the problems are structural or widespread, such as soft joists, a rotted ledger, failing posts or a deck that sways, replacement is usually safer than patching. Isolated surface wear can often be repaired.

Can the old footings be reused in a deck replacement?

Sometimes. If they are sound and sit where the new design needs support, they may be reused. Footings that are cracked, undersized or in the wrong place are replaced or supplemented.

Is replacement a good time to make the deck bigger or add a roof?

Yes. Because the whole structure is new, changing the size, adding a level or planning for a future roof is far simpler now than after the deck is finished. Check with your city or county and any HOA before enlarging it.

Should I switch from wood to composite when I replace my deck?

It depends on how much upkeep you want. Composite needs much less maintenance, while wood costs less up front and takes stain well but needs regular care.

Who should I check with about permits before tearing out an old deck?

Requirements depend on your address and the scope of the work, so confirm with your city or county building office before anything is scheduled. Inside a city and in an unincorporated county the office is often different.
